A Guide To Property Management

At Patrick Henry we understand the demands of managing a rented property and at times it can be very difficult and stressful to deal with the issues that occur during a tenancy. We aim to provide our clients with the highest calibre of tenants and in return these tenants will expect to receive the best service. Instructing an agent to manage your property will reassure you and your tenants that the property is in good hands.

We offer a unique property management service by efficiently handling all aspects of the property whilst causing the lease amount of stress to the landlord. We will be here to help you every step of the way and here is how we can help.

Rent collection


We will collect your rent for you, deduct any costs and send your payment to you by your rent due date. To ensure your rent is always on time we have a clause in our tenancy agreements specifying that tenants must pay their rent 5 days before its due date. This means that you will always receive your rent in a timely manner regardless of weekends or bank holidays. If your tenants haven’t paid their rent on time then will chase them for you and ensure it is paid as soon as possible. 

Management of any repairs and maintenance


We will handle every day repairs for you and maintenance that falls under landlord responsibility. It is the landlord’s responsibly to maintain the property and any contents that have been provided for the tenants use. We have great relationships with regular contractors who charge us lower rates and prioritise our work. We will always ensure that you receive affordable and good quality repairs. In addition we have a 24/7 contact number for emergencies. 

Managing your tenancy


We will manage the whole tenancy for you, from move-in to move-out and all of the maintenance in between. We will arrange all of the required services and safety checks before the start of tenancy and check the property the day before. We will ensure that the tenants are fully referenced, their conditions have been met and the tenancy agreement has been signed and move-in monies paid. We will then be a point of contact for your tenants throughout the tenancy whether it’s for maintenance or just a general query. We carry out regular inspections and ensure that all of the service providers have been transferred to the tenant’s names. Then once the end of the fixed term is in sight we will either negotiate a contract renewal or we will assist with their move out. This will include arranging the check-out report, professional clean and returning their keys. We will then handle the return of their deposit and negotiate any deductions for damages or loss that has occurred.

Key holding service


We will happily provide a free key holding service to all of our clients whether the property is managed by us or not. We have a secure system so they will safely be in our care for your use as and when needed. We will also be able to release them to contractors or friends and family with your permission.

Support to transfer utilities into tenants names


We work closely with two companies that automatically transfer the utility bills into the new occupant’s name. They will inform the council and the providers for gas, electric, water and internet. They will continue to update these providers every time a tenant moves in or out and when there is a void period so you will never have to worry about unpaid bills. If there are any unsettled bills or required dates and readings then we will call the necessary provider ourselves and have this sorted for you. We will also be able to pay bills on your behalf and deduct the amount from your rent.
